Help with Coblenz (Koblenz) Postcard Text

Technically not a patriotic postcard but one from Coblenz from 1900 where the owner of my first Pickelhaube was stationed with the 28th Regiment Von Goeben.

Any help with the text would be appreciated.

I love the penmanship! My father insisted that I begin my writing career with a fountain pen once I left elementary school! 😊 The ball point produces sloppy writing.
